SO... WHAT IS THE MARKET SAYING?

The numbers matter more when they are read together.

232 properties entered the market during the pulse window compared with 183 moving pending. Fresh choices are arriving faster than buyer commitments in this snapshot, which can give buyers more room to compare.

116 price reductions were recorded during the 14 day reduction window. Those cuts do not describe every seller, but they are direct evidence that some asking prices are meeting resistance.

496 closings were recorded during the 30 day sold window, with a median closed price of $320,000. The median sale to list relationship is 97.5%, comparing close price with the last asking price.

Closed sales are a lagging signal because those contracts were negotiated earlier. Price reductions and pending activity can tell us more about what sellers and buyers are doing right now.

What just entered the market?

New listings tell us how quickly buyers are getting additional choices. A rising count by itself does not mean prices are falling, but it changes the competitive landscape when fresh supply arrives faster than buyers commit.

Price reductions are a real market signal.

A price cut does not mean the whole market is collapsing. It means a particular seller discovered that the market was not accepting the previous asking price. When reductions become more common, buyers gain another clue about pricing pressure.

THE CORRIDOR TO WATCH

Palm Beach, Martin and St. Lucie do not move as one market.

Palm Beach County

The largest and most varied part of the corridor, with luxury coastal markets, established suburbs, golf communities, condos and a wide spread of price points.

Martin County

A smaller market where local inventory can change the picture quickly. County level comparisons need enough current listings and sales to be meaningful.

St. Lucie County

Increasingly important to the Southeast Florida story, especially as Port St. Lucie growth and new construction add another layer to buyer choice.

The live numbers above use the current proven market feed geography. County specific comparisons belong here only after the same calculations are available with consistent sample sizes.

I care more about the combination than one scary or cheerful number.

If fresh inventory is arriving, sellers are reducing prices and properties are still going pending, the market is not giving us one simple headline. It is telling us buyers have choices, sellers still have to price correctly and good properties can still move.

HOW TO READ THIS PAGE

A few rules keep the numbers honest.

Activity counts are events. A property can appear in more than one activity stream during different periods. Do not add Just Listed, Price Reduced, Pending and Sold together and call the result total market activity.

Examples are deliberately filtered. The property cards on this page exclude rentals and generally use a $400,000 minimum. Only three are shown in each section. They are examples of current activity, not exhaustive inventory.

Current MLS activity is not a forecast. These are recorded listing events and sales results. The interpretation explains what they may indicate without pretending one snapshot can predict where prices go next.

Sale to list uses the last asking price. It compares recorded ClosePrice with the listing's last ListPrice, not the property's original asking price.
